Other BMW have this issue and not just E60. My 2nd E39 had dry rotted seal but it took almost 8yrs for it to happen around 95k. My 08 E60 had zero issues with seal and i had almost 70K. I think garaging the car prevents a lot of the problem with the seal degrading over time. Im looking online and i see a lot of BMW M5 from 2006-2010 prices go for around 12k-30k most have over 70k miles. I have read in the forums that try to avoid the 2006 model since it had a lot of problems. Im currently looking at a 2008 model for $24k and 50k miles, I want to buy it so bad, but wanted to ask experience owners what should I spect

This is the v10 m5. It has all of the same problems as the V8 m3 with two extra cylinders worth of problems. The problem is you could buy a nice one for $30k and easily spend $30k in maintenance the first year. Or you could spend $0 on maintenance. Look up how much a full brake job with rotors, pads, and sensors costs for an m5.
